Frequently asked questions
Everything about price, lease, the space and getting there.
Price and lease
What is the rent?
Rent and terms on request. Send a message or call and you’ll quickly get all the figures.
What costs come on top?
On top of the rent you pay service charges: an advance settled quarterly on actual costs. They cover energy, heating and cooling, cleaning and maintenance of the common areas, lifts, insurance, security and facility management. You also pay a share of the property tax and, if you want it, cleaning of your own office.
Are the 2 parking spaces with EV charger part of the lease?
Yes. Both private spaces, each with an EV charger, are let together with the office.
Who do I rent from?
Directly from the owner of the building, who also manages it.
What type of lease is it?
A civil lease for office use, explicitly not under Belgian commercial lease law.
How long is the lease?
In principle 3 years. It then ends automatically, with no tacit renewal. The owner confirms the final terms.
Are any activities not allowed?
The space is for office, storage and parking use. Retail or public-facing activities aren’t allowed, nor are activities that compete with existing tenants in the building.
Which documents do you need to rent?
Your enterprise number (KBO), an ID and possibly your latest annual accounts. The lease is registered at the tenant’s cost.
Availability and visits
When is the office available?
Available from 1 December 2026. The start date is flexible by agreement.
Can I book a visit soon?
Yes. Tell us when suits you via the form, or call or send a WhatsApp. We’ll find a time together.
The space
Is the office furnished?
Yes. 12 desks (180 × 90 cm), 12 drawer units and 2 rows of cabinets stay in place. There’s a fitted kitchen with lunch area and an enclosed meeting room.
How many people does it fit?
Comfortably 8 to 15 people. Count on 10 to 15 m² per person. Service charges are calculated on about 12 people (1 per 18 m²).
Is there fast internet?
Proximus and Telenet are both in the building. You arrange your own connection and wifi.
Can I change the layout or put up my name?
Changes are possible with the owner’s written consent. Your company name goes on the uniform name boards in the lobby and on your floor. No façade signage.
How is it heated and cooled?
With a central HVAC system, maintained through the service charges. Large windows on two sides bring in lots of daylight.
Do I need to arrange cleaning and maintenance?
Hardly anything. The building cleans and maintains the common areas, toilets, lifts and outside windows. Your own office can be cleaned by the building’s cleaning company. These costs come on top of the rent: through the service charges, and your own office’s cleaning billed separately.
What if something breaks?
Log a ticket on the online facility platform, available 24/7 with your own login, and it goes straight to the right supplier. Technical and fire alarms are monitored 24/7.
Is there a terrace or outdoor space?
Yes: a sunny rooftop terrace, shared with the other tenants. Ideal for lunch, a break or a team drink.
Getting there and practicalities

Can I come by bike?
Yes: bike parking in the garage and the inner courtyard, with e-bike charging, plus changing rooms with showers for all tenants (level -1).
How do visitors get in?
